02:00 – The concept of whole life millionaire and how it came to be
03:30 – Being intentional about what you really want in life
06:00 – Going for the switch towards a whole life millionaire lifestyle, starting with the decisions that you make and leveraging people’s abilities

Key Takeaways:
“The concept is just making sure that we’re thriving in all areas of life and not just in the financial realm. People really struggle with that because there’s this preconceived idea that we have to sacrifice one thing to have another, and I just don’t think that’s true. We can have our business, we can have our marriage, we can have our relationship with our children, and have a healthy life and friendships.” – Mike Ayala “The key in all this is just being intentional about what you really want.” – Mike Ayala “I’m not going to let my business consume me. I’m not going to let my job consume me. I’m going to be there for my family.” – Mike Ayala “When you intentionally say yes to your job or your career or your business over and over and over, you’re also intentionally saying no to your family. We decide.” – Mike Ayala “That’s what I realized at an early age. The way for me to buy my freedom is to buy somebody else’s time.” – Mike Ayala “I 100% attribute my success to getting in bigger rooms and paying for mentors.” – Mike AyalaConnect with Mike Ayala:

Active Duty Passive Income with Tim Kelly
Thursday Mar 17, 2022
Thursday Mar 17, 2022
I admire our military personnel very much for what they signed up for and the job they are willing to do. When they add in real estate investing on topof it, I'm even more impressed.
Recently separated from the US Navy after 15 years of service, Tim Kelly discovered real estate investing to build wealth, create freedom, and build a lasting legacy for about 5 years.
Once Tim found his groove and picked up some steam, Tim discovered his passion and his purpose through the Active Duty Passive Income community, where he is now the VP of Education.
Tim now resides in Pensacola, FL, where he enjoys traveling the world with his lovely wife, playing drums in his band, pushing himself physically and mentally, and finding ways to give back to his community.
In this episode, Tim talks about Active Duty Passive Income and shows how they help military people dive into the world of real estate along with the secrets of raising capital even without a lengthy real estate background.

You can figure it out with hustle, education, the right mindset, and the right community or people or support team.” – Tim Kelly “Surround yourself with people that are way smarter than you.” – Tim Kelly “The Navy, over the last 15+ years, made me who I am today. We’re programmed a little differently. The discipline, the ability to follow instructions, the teamwork, the work ethic, the leadership, the ability to be humble and have humility and serve – all of those things make people that are in the military bots come out the perfect-like beta-human to learn the roads of real estate or just anywhere in business because they apply it very well in business.” – Tim KellyConnect with Tim Kelly:

They have really low debt on their properties, they value tenants that are going to take care of their property and stay for a long time so they aren’t drying up rents, and they’re looking for easy transactions because they just want to get out, they want to move on to the next thing. They don’t want somebody coming back and not following through with what they said.” – Anthony Vicino “We’re good to our word. We never put a deal under the contract that we don’t close. We don’t renegotiate unless there’s something that’s just catastrophically wrong that we couldn’t have known about.” – Anthony Vicino “The most valuable business lesson a mentor ever shared with me was that a dollar saved is worth more than a dollar earned.” – Anthony Vicino “Position yourself in their minds. One of the most powerful places that you can be in at any network or event is on the stage. If you can find a way to get onto that stage, then you immediately elevate your presence in everybody’s minds.” – Anthony VicinoConnect with Anthony Vicino:

18:09 – Check out Chicagoland Realty Group’s website, grab a copy of Sean’s book called “Building Your Efficient Property Management System”, and listen to his podcast “Landlording for Life”
Key Takeaways:
“Whether you have one property or whether you got 10, 20, whatever the case might be, eventually you’re going to be challenged, and it’s really setting yourself up for those challenges that you’d want to prepare for.” – Sean Morrissey
“Photos are the name of the game. Quality photos go a long way. You’d always want to set your photos up so that you’re going to enhance the experience, but keep in mind that the majority of people are going to want to visit that property regardless, so you’d never want to appear deceptive.” – Sean Morrissey
“You’d want to make sure your price is right. You’d want to have your price reflect what you’re comfortable with and not only generating your appropriate cashflow or what the market’s going to call for.” – Sean Morrissey
“There are so many different websites out there now. Make sure you find the site that you love and is easy for the tenants to understand.” – Sean Morrissey
“Your lease is going to set up the parameters of when rent is due, what’s considered your late fee, but you’ve got to notify your residents how you’re going to collect payment. Provide a few methods so that the resident is always choosing the method that they’re most comfortable with.” – Sean Morrissey
“The last thing you’d want to do is show up in court and find out that a judge doesn’t think that your case is valid based on how you serve the tenants. You have to make sure that you have a few Attorneys on speed dial that have a working relationship with the judge that handles evictions in your county, and make sure you’ve got your rent collection process in place.” – Sean Morrissey

And do you do with your time? Once you have your money coming in without you having to trade your time for it anymore, it opens up the opportunity to chase things such as happiness.” – Mike Wolf “Once you got that freedom, once the money is on autopilot, that doesn’t mean that I’ll go and hang out on yachts all day and drive fancy cars; to me, that’s kind of meaningless. It’s all about the difference that you make and how you help other people.” – Mike Wolf

Key Takeaways:
“The more I’ve grown in the sales team, the more I’ve been able to grow what I do in the investing ones.” – Dan Lesniak “We’ve got some tough laws around that [having tenants move]. We typically won’t buy it or we’ll put a contingency in there that protects us from buying it if the current owner doesn’t deliver it vacant. We typically want them to be vacant with the tenants signing away their TOPA (Tenant Opportunity Purchase Act) rights. So the tenants have first to write a refusal which they can kind of use to drag out the process for a year or two. We won’t buy it unless that has been taken care of, typically, and it’s vacant.” – Dan Lesniak “We are holding on to some [properties], strategically. It just depends on how the sales are going and what we think the rents and prices might be in two to five years from now.” – Dan Lesniak Connect with Dan Lesniak:

Key Takeaways:
“This wasn’t you. You’re not a victim. You own it. You can be mad at this guy and chase him for the rest of your life or just say you screwed up, move on, and put the rules and procedures in place so that you don’t do it again.” – Nick Aalerud “Now knowing what I know, that was a horrible idea for anybody to just jump right in without the experience of going through the mistakes in learning lessons.” – Nick Aalerud “The SEC is no joke. Even if you do everything right, the legal way, and you have all your paperwork in a row, it does come down to relationships and rapport with your people. Like, over-communicate, over-promise; make sure you continuously communicate with them. It’s not rocket science, but the moment you stop communication, that I think is the biggest red flag.” – Nick Aalerud “If the SEC calls you, you’ll know; your call is all 9s. If the Department of Justice is calling you, it’s all 0s. Just so you’re aware. That’s what those two numbers mean.” – Nick Aalerud “You can’t have someone only raising equity for your deals and even getting a cut or fee or whatever. You need someone who’s an active partner that’s going to get equity in those deals, not just an equity raiser.” – Nick Aalerud “People just need to have that right mindset as to why are they in the business. If they have the right way, they’re gonna attract the deals, the capital, and that’s really the two things you need besides the operational expertise.” – Nick Aalerud
