At the end of the day, we don’t want anybody to be poor.” – Jimmy Vreeland “It’s hard to raise capital. It’s hard to get people to lend you money to buy real estate. But right now, in the current market, capital is begging for you, walking on its hands and knees for you.” – Jimmy Vreeland “Banks don’t care. They need to get their margin. They need to push money out the door.” – Jimmy Vreeland “There are no low-interest rates without inflation which leads to a hike in inflation.” – Jimmy Vreeland “This is one of the best rules I learned in the Army: You can do really scary things if you’re trained before it. You can do really scary things with a minimum amount of risk if you’re trained.” – Jimmy Vreeland “Just know that real estate doesn’t fail. Real estate investors fail and they fail because they can’t service their long term debt.” – Jimmy Vreeland “Every real estate investor needs to have a liquid reserve of cash.” – Jimmy VreelandConnect with Jimmy Vreeland:

Monday Apr 11, 2022
Monday Apr 11, 2022
With the way real estate prices are going these days, many investors are worried about overpaying for properties and timing the market. Today's guest works and invests in one of the hottest markets in North America and he's got an interesting perspective on this that I think you'll enjoy. ...Plus, he's created a pretty cool lifestyle philosophy thanks to real estate investing, where he's able to take a number of 'mini sabaticles' every year with his family and his businesses keep running and growing without him.
Gary Hibbert is a full-time Real Estate investor, award-winner Real Estate agent and broker, as well as an educator.
In this episode, Gary discusses when’s the right time to get involved in real estate markets, the importance of focusing on the fundamentals, and how you can achieve a successful real estate career and still have the time to live life.

01:05 – When should one get involved in crazy real estate markets?
02:40 – Learning from real estate investors and focusing on the fundamentals
04:01 – Why you should be careful in areas with only one industry
04:41 – Getting a cash-flowing property in a crazy market like GTA
07:21 – Creating an opportunity in times you can’t find one
09:36 – Interest rates during times of active inflation
11:00 – Being able to execute a massive action and still have time to live life
14:20 – How’s it like working with his wife and having the kids involved in the dreaming as well
15:33 – The benefits of having a club and a podcast and being able to keep it going
17:26 – A short recap of what has been discussed in this episode
18:24 – Connect with Gary Hibbert
Key Takeaways:
“It’s been an incredible journey to get to where I am, knowing where I was before. And it really kind of shows us that anybody can do this if you put your mind into it.” – Gary Hibbert “Just shut the noise out. Don’t pay attention to what the mainstream media is saying and hyping up. Just be careful of where you’re getting your information. What you’d want to do is you’d want to start listening to real estate investors and listen to what people are doing that are actually on the street. Lots of people have tuned out that noise because what they do is they focus more on the fundamentals, they’re focusing on long term growth.” – Gary Hibbert “Look at the long term. That’s how you pick the right area to invest in.” – Gary Hibbert “If you can’t find the opportunity, create it.” – Gary Hibbert “We really kind of divide and conquer. What she’s good at, she does. What I’m good at, I will do. But we definitely dream together, and we bring the kids into the dreaming as well. What that does is it instills those values into them, too, of not just flowing down the river of life but actually having a strategic game plan for a life of what you want.” – Gary Hibbert “Along the way, you will fall down, you will scratch your knee, you will bruise your shoulder, but that’s part of it. That’s the journey. That’s the fun part of everything that you’re doing. It’s not the destination.” – Gary HibbertConnect with Gary Hibbert:

Key Takeaways:
“Asset management is really that management role where you are making sure that all the things that are needed to execute on the business plan for a commercial multifamily building are getting done and in a manner that you would like it to get done.” – Pancham Gupta “As an asset manager, what we do, really, is to make sure all the things that are happening on the ground are happening properly.” – Pancham Gupta “Make sure that you’re doing the bookkeeping properly and attributing all the expenses properly. This will start giving you an idea of how much you’re spending where. Get three quotes for anything until you build that database of things in your head and your spreadsheets of how much particular item costs.” – Pancham Gupta “It is very, very important, very critical to set a payment schedule with the contractors. It’s a very hard conversation to have when you’ve paid 100% of the money and you’re not happy with the work. Make sure that you have a very clear payment schedule and expectation management when it comes to who is getting paid when and what is, in return, they’re getting for that amount of work at that point.” – Pancham Gupta “You have to spend the time and the money. If you do what you say you’re gonna do, trust me, they (the brokers) will start noticing it. But if you have not ever done a multifamily deal before, then it’s hard. You’ll have to buy that credibility by partnering with people who have done this before.” – Pancham GuptaConnect with Pancham Gupta:

Over the years, he’s earned millions through his businesses and real estate investing - But Gualter wasn’t always a success. In fact, for about 10 years, he struggled with a series of failed business ventures – wondering why it seemed impossible to get any of his ideas off the ground.
At one point he was so broke he had to move in with his brother – embarrassing at any age, but especially at age 30! Then, he received some advice that would change his life forever...and allow him to create wealth in less than 5 years.

01:49 – What kind of properties does Gualter focus on?
02:48 – Gualter’s current markets are Massachusetts and Florida

05:04 – Doing all the work back in his early days in real estate before finally shifting to cold calling

15:48 – The cons of managing 25 outsourced people with only 5 of those actually doing things
16:54 – Grab a copy of Gualter’s book called “Get The Deal”
Key Takeaways:
“I kept finding out over and over that all millionaires had real estate and that was the way they built wealth. That’s how I dove into it.” – Gualter Amarelo “You really got to evaluate yourself as a human being. What is your problem? Every person has one of two problems – either you have too much time or you have too much money. If you have too much time in your hands, then it’s time to learn how to lead generate, and lead generation really comes from knowing where the person is, knowing who has what you’re looking for.” – Gualter Amarelo “As you’re building your team, focusing your team on cold calling is going to be the most effective form of marketing; not cold calling a nobody, but cold calling on the right people.” – Gualter Amarelo “Agents, they don’t like to actually work. They want free leads. 9 out of 10 agents won’t actually do the work. If you hand a list to an agent, you really got to follow up, really got to check in on them. But 1 of those agents, 1 out of 10, will actually be a killer, and those are the people you’d want to nurture and really build relationships with and encourage because agents are the partier of the world.” – Gualter Amarelo “A lot of times, it’s realizing that this person’s probably not ever gonna do anything and just being okay with it and reducing the amount of time you’re spending with them.” – Gualter Amarelo “People who show up to training do well. People who don’t, don’t. Results will vary.” – Gualter AmareloConnect with Gualter Amarelo:

Key Takeaways:
“It took me from 2007 to 2017 – 10 years – before I did anything. I did my real estate stocks, I invested in REITs and things like that because I was all over the place.” – William Morales “Take something and just stay with it. Don’t be like me and be all over the place.” – William Morales “The first deal [lesson] was not to give up. Be more persistent and follow up. I should’ve done more but I didn’t. I was lucky that the realtor called me back weeks later.” – William Morales “I’m not giving rental credits and I’m not getting any myself. No interest. It’s pretty much principal pay down. We pass taxes and insurance to the tenant-buyer, but that money that I get, I put it away; never touched it. Just in case if I need that money, if I need to foreclose or evict, more foreclose on the tenant-buyer, I have their money set aside.” – William Morales “Keep track of everything.” – William Morales Connect with William Morales:

Key Takeaways:
“The concept is just making sure that we’re thriving in all areas of life and not just in the financial realm. People really struggle with that because there’s this preconceived idea that we have to sacrifice one thing to have another, and I just don’t think that’s true. We can have our business, we can have our marriage, we can have our relationship with our children, and have a healthy life and friendships.” – Mike Ayala “The key in all this is just being intentional about what you really want.” – Mike Ayala “I’m not going to let my business consume me. I’m not going to let my job consume me. I’m going to be there for my family.” – Mike Ayala “When you intentionally say yes to your job or your career or your business over and over and over, you’re also intentionally saying no to your family. We decide.” – Mike Ayala “That’s what I realized at an early age. The way for me to buy my freedom is to buy somebody else’s time.” – Mike Ayala “I 100% attribute my success to getting in bigger rooms and paying for mentors.” – Mike AyalaConnect with Mike Ayala:

Active Duty Passive Income with Tim Kelly
Thursday Mar 17, 2022
Thursday Mar 17, 2022
I admire our military personnel very much for what they signed up for and the job they are willing to do. When they add in real estate investing on topof it, I'm even more impressed.
Recently separated from the US Navy after 15 years of service, Tim Kelly discovered real estate investing to build wealth, create freedom, and build a lasting legacy for about 5 years.
Once Tim found his groove and picked up some steam, Tim discovered his passion and his purpose through the Active Duty Passive Income community, where he is now the VP of Education.
Tim now resides in Pensacola, FL, where he enjoys traveling the world with his lovely wife, playing drums in his band, pushing himself physically and mentally, and finding ways to give back to his community.
In this episode, Tim talks about Active Duty Passive Income and shows how they help military people dive into the world of real estate along with the secrets of raising capital even without a lengthy real estate background.

We’re programmed a little differently. The discipline, the ability to follow instructions, the teamwork, the work ethic, the leadership, the ability to be humble and have humility and serve – all of those things make people that are in the military bots come out the perfect-like beta-human to learn the roads of real estate or just anywhere in business because they apply it very well in business.” – Tim KellyConnect with Tim Kelly:

Key Takeaways:
“It’s not about what you make. It’s about what you keep.” – Anthony Vicino “You go and find those people who have been in the industry for 30+ years. They have really low debt on their properties, they value tenants that are going to take care of their property and stay for a long time so they aren’t drying up rents, and they’re looking for easy transactions because they just want to get out, they want to move on to the next thing. They don’t want somebody coming back and not following through with what they said.” – Anthony Vicino “We’re good to our word. We never put a deal under the contract that we don’t close. We don’t renegotiate unless there’s something that’s just catastrophically wrong that we couldn’t have known about.” – Anthony Vicino “The most valuable business lesson a mentor ever shared with me was that a dollar saved is worth more than a dollar earned.” – Anthony Vicino “Position yourself in their minds. One of the most powerful places that you can be in at any network or event is on the stage. If you can find a way to get onto that stage, then you immediately elevate your presence in everybody’s minds.” – Anthony VicinoConnect with Anthony Vicino:
